An Open Mandate allows the seller to appoint multiple estate agents simultaneously and also sell the property privately.

MUST ALL INTERIOR AND IMPROVEMENT REFLECT ON AN APPROVED PLAN?

YES... In SA, building plans are generally compulsory for most structural building work under the National Building Regulations and local municipal by-laws.

However, not every minor interior change requires approved plans. The key issue is whether the work affects the structure, layout, use, safety, or compliance of the building.

WHEN APPROVED PLANS ARE USUALLY REQUIRED...

Approved municipal plans are normally required for:
• New houses
• Extensions or additions
• Garages, carports, boundary walls
(depending on size/height)
• Granny flats or additional dwellings
• Enclosing patios or braai rooms
• Structural alterations
• Adding or removing load-bearing
walls
• Swimming pools (in many
municipalities)
