Good news for property investors and landlords!
The residential rental market is off to a flying start this year — and the numbers are looking strong. Here's what the latest PayProp Index Report reveals:

Rental Growth Year-on-Year
• January: +5.2%
• February: +6.0% (Highest since 2017)
• March: +5.5%

Inflation Is Easing
• January & February: 3.2%
• March: 2.7% (Below SARB’s 3–6% target range)
This created a 2.8% rental-inflation gap — the biggest yet in this cycle.

What Does This Mean?
With inflation softening and interest rates easing, tenants may enjoy improved affordability — a trend that could stimulate the property sales market.

The SARB has already cut the prime lending rate by 25 basis points in Q1 and again in May — a move that’s likely to boost rental demand and market activity.

However, it’s important to remain vigilant. Global economic pressures and slower local GDP forecasts could introduce headwinds later in the year.
