According to property experts, here is what you need to know to protect both sides:

• 🏢 Ownership vs. Occupation: The buyer is legally a tenant until registration. They pay "occupational rent" (usually around 1% of the purchase price) and day-to-day utilities, but they cannot make structural changes without written consent.

• 🛡️ Insurance is non-negotiable: Sellers must keep their building insurance active until registration. Buyers need their own household contents cover in place before moving day.

• 🛠️ Hold off on the renovations! Buyers should never spend money altering a house before it’s officially theirs. If the bond is declined later, getting that money back is a nightmare.
