Recently we did maintenance or a dilapidation inspection on a large estate in Morningside.
A 1000 photos and a 94-page report later, we can say the estate is well maintained, and the body corporate is making a concerted effort to keep it that way considering the age of the complex.
The following is a common mistake most make when we look at property maintenance.
The roofs received new Derbigum / Torch-On from Jan to Feb this year. We picked up five areas where the torch-on separated or de-laminated from the parapet walls. The complex has between 1390 to 1410 linear meters of parapet walls. Without pointing fingers, even the best contractors can miss. The concern we are stressing is when you have done maintenance, especially on this scale, do not assume all is ok.
The second area is the parapet walls. Over time small hairline plaster cracks formed.
When the exterior facades were painted two years back, not much prep and repairs were applied to the top of the parapet walls, and the moisture cracks have re-emerged.
Follow-up inspection at the correct intervals is as critical as proper preparation.
