🌞 Taking a Nap in the Sun – A Well-Deserved Long Weekend! 🐱

At Capelle Property and Sectional Title Management, we believe that everyone deserves a little time to rest, recharge, and enjoy life's simple pleasures – including our Office Manager, Tobi (AKA Seun)!

After careful consideration (and a lengthy nap in the sunshine), Tobi has officially requested that the Capelle team enjoy a well-deserved long weekend. As a result, our office will be closed on Monday, 15 June 2026, and Tuesday, 16 June 2026, which is the Public Holiday.

While we are taking a short break, we remain committed to providing support for genuine emergencies. Should an urgent matter arise during this period, please send a WhatsApp message to 066 244 7123, and a member of our team will assist where possible.

We would like to thank all our owners, trustees, service providers, and residents for your continued support and understanding. Managing communities is a team effort, and we appreciate the trust you place in us every day.

We encourage everyone to use the long weekend to spend time with family, relax, recharge, and perhaps even enjoy a nap in the winter sunshine—just like Tobi!

The Capelle team will be back in the office and ready to assist from Wednesday, 17 June 2026.

☀️ Relax. Recharge. Enjoy the Long Weekend. ☀️

Every Great Achievement Starts with a Strong Team Behind You

On Sunday, 14 June 2026, thousands of runners will line up in Durban to begin one of the world's most iconic endurance races – the Comrades Marathon.

For every runner crossing the finish line in Pietermaritzburg, there is a story of dedication, commitment, planning, perseverance and support. Success is never achieved alone.

At Capelle Community Asset Managers, we see many similarities between running the Comrades Marathon and managing a successful sectional title scheme or homeowners' association.

Just as runners spend months preparing for race day, communities require careful planning, sound financial management, compliance, maintenance and effective communication to achieve long-term success.

Behind every successful scheme is a dedicated team working tirelessly to ensure that:

Finances are managed responsibly
Levies are collected efficiently
Maintenance projects are completed on time
Compliance requirements are met
Trustees receive professional guidance
Owners are kept informed

The Comrades Marathon is more than a race. It is a test of discipline, endurance and teamwork.

At Capelle, we bring those same values to every community we manage.

Whether your scheme consists of 8 units or 100 units, our goal remains the same: to provide professional, transparent and reliable management services that allow trustees and owners to focus on enjoying their community while we handle the day-to-day administration.

As KwaZulu-Natal prepares to welcome runners, supporters and visitors from around the world, we would like to wish every participant the very best for race day.

To the runners: your determination inspires us.

To the supporters and volunteers: thank you for making the Comrades spirit possible.

And to the communities we serve: thank you for trusting Capelle to be part of your journey.

Together, we go the distance.

When appointing a managing agent for a sectional title Body Corporate, it is important to look beyond price and consider the overall service, compliance, and expertise they provide.

Key Qualities to Look For
1. Industry Accreditation and Compliance

Ensure the managing agent is:

Registered with the Property Practitioners Regulatory Authority (PPRA)
Registered with the National Association of Managing Agents (NAMA) if applicable
Familiar with Community Schemes Ombud Service (CSOS) requirements
Adequately insured with professional indemnity cover
2. Experience with Sectional Title Schemes

A good managing agent should have:

Proven experience managing sectional title schemes
Knowledge of the Sectional Titles Schemes Management Act
Understanding of governance, trustee responsibilities, and conduct rules
Experience dealing with contractors, maintenance, insurance claims, and dispute resolution
3. Strong Financial Management

The managing agent should:

Produce accurate monthly financial reports
Manage arrear levies effectively
Prepare annual budgets and levy schedules
Assist with audits and Annual Financial Statements
Have secure banking and payment controls

Ask:

How often are financial reports issued?
How are arrears collected?
What internal controls are in place to protect scheme funds?
4. Communication and Responsiveness

Look for:

Prompt responses to emails and calls
Clear communication with trustees and owners
Regular updates on outstanding matters
Availability during emergencies

A managing agent who communicates well can prevent many disputes from escalating.

5. Technology and Owner Access

Modern managing agents should offer:

Online owner portals
Electronic statements and levy invoices
Digital document storage
Online AGM and trustee meeting capabilities
6. Maintenance Management

A good managing agent should:

Obtain multiple quotations when required
Monitor contractor performance
Track maintenance projects
Assist with preventative maintenance planning
Maintain a long-term maintenance plan
7. Governance and Compliance Support

They should help the Body Corporate with:

AGM and SGM notices
Trustee meetings and minutes
CSOS returns and levy payments
Rule amendments and registrations
Statutory record keeping
8. Transparent Fee Structure

Understand:

Monthly management fees
Meeting attendance fees
After-hours charges
Project management fees
Collection commission and legal administration charges

The cheapest managing agent is not always the most cost-effective if service levels are poor.

9. References and Reputation

Ask:

How many schemes do they manage?
Can they provide trustee references?
How long have they managed their current schemes?
What is their staff turnover like?
10. Dedicated Portfolio Manager

It is beneficial if your scheme has:

A dedicated portfolio manager
A backup contact when that person is unavailable
Clear escalation procedures
Questions to Ask Before Appointment
How many schemes does each portfolio manager handle?
What is your average response time?
How do you deal with levy arrears?
How do you handle insurance claims?
What software and owner portal do you use?
What services are included in the monthly fee?
Can you provide references from similar-sized schemes?
Signs of a High-Quality Managing Agent

✅ Accurate financial reporting
✅ Strong governance knowledge
✅ Good communication
✅ Proactive maintenance management
✅ Compliance-focused
✅ Transparent fees
✅ Accessible and responsive staff
✅ Modern technology and owner portals

For most Body Corporates, the best managing agent is one who keeps the scheme compliant, financially stable, and well-maintained while maintaining good communication with trustees and owners.

Community Schemes Ombud Service (CSOS)
Prescribed Management and Conduct Rules
Governance documentation
Statutory returns and submissions
Accredited and Trusted

Choosing a managing agent is an important decision. We believe trustees and owners deserve the confidence of knowing their scheme is managed by professionals who are committed to industry standards and best practices.

Honouring the Hands That Build Our Communities – Workers’ Day 2026

On 1 May 2026, we celebrate Workers’ Day across South Africa — a day dedicated to recognising the hard work, dedication, and resilience of every individual who contributes to building and maintaining our communities.

At Capelle Community Asset Managers, we are privileged to work alongside incredible people every day — from trustees and service providers to caretakers, contractors, and homeowners — all playing a vital role in keeping our properties running smoothly and efficiently.

Workers’ Day is a reminder that strong communities are not built by systems alone, but by people — their effort, commitment, and pride in what they do.

We would like to take this opportunity to thank every worker who goes above and beyond, often behind the scenes, to ensure our schemes are well managed, maintained, and thriving.

📌 Please note:
Our offices will be closed on Friday, 1 May 2026, and will reopen on Monday, 4 May 2026.

From all of us at Capelle, thank you for your dedication and the difference you make every day.
