Here are my top tips for your first 90 days as a homeowner:
🔨 Look after your investment.
Small maintenance jobs don't fix themselves—they usually become bigger and more expensive over time.
When repairs are needed, use reputable, qualified contractors. Good workmanship helps protect your home's value and gives you peace of mind.
💳 Look after your credit score too.
Just because you've secured your bond doesn't mean your credit record no longer matters.
Making your bond and other accounts on time helps build a strong financial profile.
Who knows... your next home or investment property could be closer than you think!

❤️ Most importantly... enjoy your home.
Create memories.
Invite family and friends over.
Plant the garden you've always wanted.

📦 MOVING DAY!
After helping many buyers move into their new homes, I've learnt a few things...
📦 Tip #1
Buy DOUBLE the number of moving boxes you think you'll need!
Seriously.
You think you've packed everything.....and then you open the linen cupboard.
Or the garage.
Or that one drawer full of "I'll sort it out one day" things! 😂
🚚 Tip #2
Don't leave everything until the last minute.
✔ Book your movers early.
✔ Start packing weeks before moving day.
✔ Label every box with the room it belongs in.
✔ Keep a kettle, coffee, mugs, toilet paper and phone chargers in one easy-to-find box—you'll thank yourself later!
🏛️ Tip #3
Here's one that surprises many first-time buyers...
Don't rush to the municipality to open your new account.
It often takes 4–6 weeks for the transfer information to filter through their system. Going too soon can mean standing in a queue only to be told the property hasn't yet been updated.

The good news?
If you've bought in a complex, the managing agents usually open your levy account automatically after registration.

Week 8 for First-Time Buyers

It's easy to fall in love with a beautiful kitchen, stylish bathrooms or a lovely garden.
But before you sign an Offer to Purchase... Take another look.
In fact...
👀 View the property twice.

The first visit is with your heart.
The second visit is with your eyes!

On your second viewing, ask questions like:
🔍 Have there been any recent repairs?
🔍 Are there any issues the seller is aware of?
🔍 Does everything work as it should?
🔍 If something needs fixing, who will be responsible before transfer?
One of the golden rules of buying property is:
Buyer beware.
That doesn't mean you should expect problems—it simply means it's your responsibility to inspect the property carefully and ask the right questions before committing.

Don't be afraid to open cupboards, test taps, flush toilets, check windows, look at ceilings for signs of water damage and ask plenty of questions.
A few extra minutes during a viewing can save you thousands of rands later.
