1. Food and Flea Market Vendors must be set up by 7h30 on Saturday morning.
2. No electricity will be supplied by the Organizers. Generators or Gas must be supplied by all the vendors.
3. Packing up will only be permitted after 16h00 on Sunday afternoon.
4. There will be car guards during the day to control parking.
5. Vendors may park their vehicles behind their tent.
6. Security guards will patrol at night. However the Organizers will not be responsible for any damage, loss or theft that may occur on the site.

Why have Home Inspections not taken off in South Africa? Why is it compulsory in Countries like Australia, New Zealand, Canada and America?
Is it because buyers of homes in South Africa are not aware of the benefit of Home Inspections?
Is it because buyers of homes in South Africa are under the impression that the Financing Banks are doing Home Inspections?
Is it because buyers of homes in South Africa think it is too expensive to have Home Inspections done?
Is it because Real Estate Agents in South Africa have not informed buyers that Home Inspections will protect them from the biggest expense of their life?
Why is it compulsory for a vehicle to be put through (COR) certificate of roadworthyness before a buyer can take ownership and not a House in South Africa.
A Motor Dealer selling you a car makes sure that the vehicle is put through the roadworthy test and on top op it also pays for the test to be done on your behalf. A car is a fraction of the cost of a home but the Seller or an Estate Agent selling you a home does not even suggest a Home Inspection or even recommend it to you, let alone paying for it on your behalf.

Why?

This are the facts:- A home is the biggest investment you will make in your lifetime. The Financing Bank does not inspect homes for flaws or structural defects. They merely work out their value of that home and then if you qualify for a loan they approve a percentage of what they valued the home at.
Estate Agents on the other hand do not recommend "Home Inspections" for fear that they might lose the sale if something is found to be wrong with the property.

The cost of a roadworthy is R600 on say a R150 000 car.
An average home inspection costs R3 500 on a R1.5million home.
A Motor Dealer will make a profit of say R20 000 on the car.
Estate Agents make a commission of R100 000 on the house.
Percentage of cost of a COR Certificate is 0.4%
Percentage of cost of a Home Inspection is 0.23%

Firstly take into consideration that the Motor Dealer paid for the car when they traded it in from the previous owner. They probably spent money on it to get it into tip top condition so that they will be able to re-sell it again. The car could stand for a few months before it is sold, at a cost to the Dealership. Then they spend money on advertising the car and finally under law they remain liable for any faults or defects to that car for up to 6 months after they sell it to you.
Based on the above Motor Dealers should be applauded rather than criticized.

The Estate Agency on the other hand does not buy the house, they merely list it. Estate Agencies do not spend money on fixing faults on houses. If the house does not sell there is no cost to the Estate Agency and they certainly do not take liability for any faults or defects on the house when they sell it. However they do advertise the house.

Buyers - Know your rights and insist on a Home Inspection. You will receive an unbiased report on the true state of the home that you are keen on buying. The owner of that house is very familiar on the faults and defects of his house that he has been living in for several years. Your Home Inspection Report can then be used as a NEGOTIATING tool from the buyer which will more than compensate for the home inspection fee.

A typical excuse given to me by most Estate Agents is "My client cannot afford the Inspection Fee"
However the client is looking to buy a R1.5 million house but he cannot pay R3 500 for a Home Inspection that could save him thousands in the long term. How is the client going to pay the R100 000 commission if R3 500 is beyond his reach?

Yes, I am bitter because I have more than 260 Estate Agents on my database and I have done six inspections in as many years. Three of which were immigrants from both New Zealand and Australia who specifically asked for a Home Inspector to be called in before they bought. I remain hopeful that South Africa will make Home Inspections Compulsory in the near future.
