Was South Africa’s Latest Interest Rate Hike Really Necessary❓️

The South African Reserve Bank has increased the policy rate by another 25 basis points to 7.25%, effective from 25 September 2026.

For homeowners, buyers and anyone carrying debt, that is not welcome news.

But was the increase really necessary?

Looking at the numbers, I think the answer is more complicated than simply saying inflation is rising and therefore interest rates must rise.

Inflation is rising, but only slightly

South Africa’s annual consumer inflation rate increased from 4.3% in July to 4.4% in August.

Importantly, the CPI was unchanged month-on-month in August.

There are also some encouraging numbers underneath the headline figure.

Goods inflation was 3.3%. Food and non-alcoholic beverage inflation was only 1.1%. The rand has also remained relatively resilient, helping to contain the cost of imported goods.

The concern is services inflation, which increased to 5.1%.

Transport inflation was also high at 8.8%, with fuel inflation still running at 20% year-on-year.

So there is inflationary pressure, but it is not coming equally from every part of the economy.

Why did the Reserve Bank increase rates?

The Reserve Bank is looking ahead rather than simply responding to August's 4.4% inflation figure.

Its biggest concern is fuel.

According to the MPC, international geopolitical tensions have created another significant oil-price shock. The Bank says petrol is rising again and recently recorded an average under-recovery of R2.83 per litre.

The SARB now expects headline inflation to move above 5% later this year and into early 2027 before eventually moving back towards its 3% target.

There is another concern.

Inflation expectations remain around 4% over the longer term, rather than the Reserve Bank's 3% objective.

The MPC therefore appears to be trying to prevent higher fuel prices from spreading through the economy into wages, services and other prices.

But there is a strong argument on the other side

Higher interest rates cannot produce more oil or resolve geopolitical conflict.

That matters.

South Africa's economy actually contracted by 0.2% in the second quarter, and the Reserve Bank has reduced its 2026 growth forecast to approximately 1.2%.

That means monetary policy is being tightened while economic growth is already weak.

Higher rates also reduce household disposable income.

For homeowners with variable-rate bonds, the increase means another increase in monthly repayments. Vehicle finance, business borrowing and other forms of credit also become more expensive.

That can reduce consumer spending at precisely the time when economic activity is already under pressure.

What this means for the property market

This is the part I watch particularly closely.

Another 25 basis points may look small on paper, but affordability is often determined at the margin.

A buyer who qualified comfortably several months ago may now have less room in the monthly budget.

For sellers, this makes correct pricing even more important.

Buyers are not necessarily disappearing from the market, but they are becoming increasingly sensitive to the relationship between the purchase price and the resulting monthly repayment.

Overpricing a property in this environment can therefore become particularly expensive for a seller. The longer a property remains on the market, the greater the risk that buyers begin comparing it with newer and more competitively priced listings.

So was the increase necessary?

There are two legitimate ways of looking at the decision.

From the Reserve Bank's perspective, the argument is preventative. Fuel prices are rising, services inflation remains elevated, international interest rates have increased and inflation expectations remain above the new 3% objective. Waiting until those pressures become embedded could require stronger intervention later.

From the household and economic-growth perspective, the argument is much less comfortable. Current inflation is 4.4%, food inflation is relatively low, economic growth is weak and another rate increase immediately places additional pressure on indebted households and businesses.

That is the real tension in this decision.

The Reserve Bank is effectively accepting some additional short-term pressure on borrowers and economic activity in an attempt to prevent today's external price shock from becoming tomorrow's broader inflation problem.

Whether that proves necessary will depend heavily on what happens next with oil prices, the rand, services inflation and inflation expectations.

For homeowners considering selling, my advice remains practical: don't make a property decision based on one interest-rate announcement alone. Look at your financial position, current buyer demand in your suburb, comparable sales and what your property can realistically achieve in the present market.
