The property market doesn’t stop when rates rise.

From what I’m seeing on the ground,a few properties aren’t underperforming because of location or accommodation —they’re falling short because of condition and presentation, and it’s something that can be fixed.

Properties sell based on three things: location, accommodation, and condition.

In our market, location is already working in your favour, and accommodation is simply the number of bedrooms and space you offer. Where deals are being affected—is condition. It’s directly impacts the offer coming in.

Buyers don’t walk through a home and see “potential”—they see a list of jobs. Every scuff, crack, or unfinished repair gets noted and factored into their offer, usually at a much higher cost than it would actually take to fix. What might seem small to you doesn’t land that way with them. A chipped cornice, peeling paint, or a loose handle signals effort, inconvenience, and uncertainty. And because everyone has their own idea of how things should be done, those small issues often get exaggerated in their minds.
