Home-loan conversations are full of terms that sound technical but really aren't β once someone explains them properly.
Here are a few worth knowing:
π Prime Rate β The benchmark interest rate set by South Africa's Reserve Bank. Your home-loan rate is usually expressed as prime, plus or minus a percentage.
π LTV (Loan-to-Value) β The ratio of what you're borrowing versus what the property is worth. A R1 000 000 home with a R900 000 bond has a 90% LTV. The lower the LTV, the lower the perceived risk to the bank.
π Bond Originator β A specialist who submits your application to multiple banks on your behalf, at no cost to you.
π OTP (Offer to Purchase) β The legal agreement signed between buyer and seller. Finance approval happens after this document is signed.
π Transfer Duty β A government tax payable when a property changes hands above a set threshold.
None of these are complicated. They just needed a plain-English introduction.
