It’s time to address all the little fixes that we tend to live with and overlook over time.

Whilst I don’t believe in pumping lots of money into major renovations and repairs that are likely not going to be recoverable, it is important to deal with the smaller fixes that are easy and more affordable. Fix that dripping tap, the cracked window, paint the weathered door, fix the faulty plug or change the manky light fitting.

In short don’t ignore necessary repairs that will likely be used by a buyer to negotiate your price down. Also consider repainting any bold statement walls that you may think are amazing; but may be a deal breaker for a buyer. Try and keep walls neutral where possible.

A small investment can go a long way and make the world of difference to set your home apart from the competition.

As the saying goes a first impression is a lasting impression…

• Make sure your entry is neat, clean and inviting.
• Take a good look and consider what a first look, looks like.
• Is it neat, clean and tidy, is the garden well-tended and cared for?
• Pick up and remove any outside rubbish, trash and clutter.
• Mow the lawn.
• Ensure the pool is clean.
• Consider planting some colour. A simple planted pot plant at the front door can make all the difference.

In short you want a potential buyer to want to live in this house - make it as appealing as possible.

Why can’t I sell my house?

It could be as simple as the price is wrong! Particularly in a buyer’s market - which we are currently experiencing - many homes are simply overpriced.

It’s a simple supply and demand scenario. Brutal as it may seem the buyers dictate the price, given the market. Pricing your home based on replacement cost, what you’ve spent over the years and need to recover may all seem rational and fair, however not always realistic given market trends.

Obviously, you want to recover as much equity out of your sale as is reasonably possible and don’t want to give it away. Consider getting an experienced agent or professional evaluator to evaluate your home.
