This New SARS Rule Could Save You Thousands!

From 1 March 2026, the South African Revenue Service (SARS) increased the capital gains tax (CGT) exclusion on PRIMARY residences from R2 million to R3 million.

What does this mean for home-owners? Simply put β€” you could keep more of your profit when selling your home.

The exclusion applies to the profit (capital gain) made on the sale of your PRIMARY residence, not the selling price itself. With the threshold now at R3 million, many home-owners may pay significantly less tax β€” or even no CGT at all.
Example: If you bought a home for R1.8 million and sell it for R4.5 million, your gain would be R2.7 million.
Under the old rule, part of that gain would have been taxable.
Under the new R3 million exclusion, the entire gain could be tax-free.

For families upgrading, retirees downsizing, or home-owners who have held property for years, this change could mean tens or even hundreds of thousands of rand saved.

It may also encourage more home-owners to enter the market, with greater flexibility when purchasing their next property.
