The South African property market is changing, and it's not being driven by just one generation.

Ah, the famous question.
“Can I offer 10% less?”
“What about 15%?”

Not quite.
There isn't a magic percentage that applies to every property. A good offer should be based on what the property is actually worth, what similar homes have sold for, how long it has been on the market and whether other buyers are circling.
And here's the thing: the lowest offer isn't necessarily the strongest offer.
If your finances are sorted, your offer is realistic and your conditions are straightforward, you may have a stronger negotiating position than someone waving a slightly bigger number around with a complicated list of conditions.

The estimated monthly repayment on an average home has consequently risen from around R15,236 to R15,875 — an increase of approximately R640 a month.

The takeaway isn't necessarily that you should wait to buy. It's that affordability matters just as much as getting the bond approved.
A bank may tell you what you can borrow. Your budget should tell you what you should borrow.
