Big Bay freehold median: R6.3 million
West Beach freehold median: R4.5 million

Most people assume Big Bay wins because it prices higher.

But look at the growth:

📈 West Beach: R3.69m → R4.5m in ONE year = 22% growth
📉 Big Bay: R6.5m → R6.3m = slight softening from its 2025 peak

And the supply picture in West Beach?

Only 26 homes currently listed for sale.
142 properties sold there in the last 12 months.

That's not an opinion — it's straight from the Lightstone deeds-office data.

Compare that to the rest of Blouberg:
🔹 Table View: 47% sold within 5 years
🔹 Big Bay: 48% sold within 5 years
🔹 Parklands: 27% sold within 5 years

521 homes changed hands in Sandown in the last 12 months. That's nearly 10 per week.

The buyers are there. But so is the competition.

The properties that sell are priced correctly, presented well, and marketed with the right data behind them.

The ones that sit? Usually overpriced, poorly presented, or with the wrong agent.

The Real Estate Reality Check
I’ve been thinking lately about how much the game has changed—especially in markets like Dubai and South Africa where I work.
With all the new restrictions on cold calling, WhatsApp and unsolicited emails, the "old school" ways of building or scaling your business are basically hitting a brick wall. Whether you’re a veteran or just starting out, the reality is clear: social media and video is the lead-gen engine now.
But here’s the problem...
Being a great agent and being great on camera are two completely different skill sets.
Some people are natural-born creators; they love the filming, the editing, and the daily posting. But for many experienced agents, there’s just no time for it— or no camera skills - or honestly, no desire to be a full-time influencer. Creating quality content is a grueling job in itself.
It’s frustrating to see inexperienced agents dominate the market just because they’re confident in front of a lens. And I’ll be the first to admit, I’ve felt that pressure too.
So, I’m looking at a solution I never thought I’d consider: Creating an AI clone of myself.
Imagine an AI version that looks like me and sounds like me, handling the content and the social media pros take care of the distribution.
* No endless hours of filming.
* No struggling for content ideas.
* No "influencer" burnout.
These AI apps are so good that most people will not even know the difference. It lets the agent get back to what they actually do best: serving clients and closing deals.
I’m genuinely curious—what’s your take on this? If the content is brilliant and you can slightly notice it's my clone, will you walk away , is it just that step too far?
Obviously it will be just for the marketing & lead generating purposes. Once you make contact it will be the real human me 😂
