Every Tuesday I will be offering key education on various subjects spanning the Real Estate industry, this week we cover important questions buyers must ask their estate agents.

Buying a home is a complex and exciting process, and there are often hidden costs that one can incurre beyond just the purchase of property thus it is vital that you do your research and prepare upfront.

It is essential to address the factors below long before the actual buying process starts - and ensure no surprises await you once the transaction has gone through.

Questions buyers must ask their estate agents:

1. Ask the agent if they are registered with the EAAB.

2. Concerning the property: ask the agent about patent defects. Did the seller disclose everything? Make sure that everything is specified in the sales agreement.

3. Ask the agent whether the plans of the property are approved and if there is an undertaking by the seller to provide these plans.

4. Ask if there are any hidden costs, such as the replacement of equipment in the property which is not included in the sale.

5. Ask what exactly is included and not included in the sale, ie. fittings that come with the property, and if anything has to be removed and replaced by the seller, and ask for that to be stipulated in the sales agreement.

Beyond asking the agent these questions, the buyer has a responsibility to the following:

*When viewing the property, thoroughly check for other latent defects and if the seller has disclosed with an undertaking to service these.
*If there are requirements to remedy defects insure these are stipulated on the offer to purchase.
*Meet all stipulated terms of the sales agreement and offer to purchase, as once signed; if one party is found not in compliance the other would then be entitled to payments.

Do you know the criteria you need to fulfill when applying for a bond to buy property?

When applying for a bond do you need to be currently employed? Yes

Can you apply for a bond if you are currently unemployed but are self employed? Yes

If you are currently employed you would have to meet these standards:

• Have a good credit rating
• Have a clear copy of ID documents
• Provide latest payslip (six payslips if income is not fixed)
• Latest six months bank statements
• If you are planning to use an other income you would have to supply proof thereof for example: Lease agreements etc.

If you are currently unemployed but however self-employed an applicant would have to have:
• Have a good credit.
• Latest signed and dated letter from an accountant confirming monthly renumeration or drawing from the business. The latest two years signed financial statements of the business nor businesses from which the income is derived from; these need to be not older than six months from date of bond application.
• If the signed financial statements are older than six months from the date of bond application, the latest set of management accounts accompanying the previous two year’s financials.
• Latest six months worth of your personal bank statements where your salary is deposited into.
• The latest six months business bank account statements.
• A copy of the ID documents of every applicant.

Now this is not relationship advice but note: If you are married in community of property your spouse would have to provide the same documents as the main applicant. Where spouse is unemployed a ID copy would have to be provided.
