Nearly half of South Africa’s property buyers are now under 45.

They’re informed, decisive, and they know exactly what they’re looking for.

The question is: Would your property appeal to today’s buyer?

Solar?
Fibre?
Security?
A functional home office?
Lock-up-and-go convenience?

The properties attracting the most attention right now aren’t always the biggest or most expensive. They’re the ones that align with how people actually live.

If you’re considering selling in the next 6–12 months, send us a message and we’ll share what today’s buyers are looking for in your area.

Durbanville Spot light!

Holland Bakery in Durbanville is the kind of spot that makes you understand why buyers keep choosing this town and has become our between-viewings ritual.

The coffee is excellent and the baked goods are seriously dangerous. The unhurried atmosphere reminds you why Durbanville is always high up in buyer conversations.

There is something about a town that has a spot like this. It tells you everything about the people who live there and why they never want to leave.

📍Holland Bakery, Durbanville.

Come for the viewing, stay for the lifestyle.

The Mother City is showing off, and no, we are not just referring to her beauty.

Property values in the Western Cape have nearly tripled since 2010. Demand in 2026 is stable to improving, with limited supply in prime areas keeping the pressure firmly on the buyer side.

But here's what the numbers don't tell you:
Cape Town keeps winning because people keep choosing it. Families relocating for safety and schools. Professionals who realised they could work from anywhere and chose here. International buyers who understand what the rand exchange rate means for their purchasing power. Retirees who spent a lifetime working toward a view like this!

The demand isn't manufactured. It's real, it's layered, and it shows no sign of reversing.

If you own property in Cape Town right now, you're sitting on something valuable.

If you're thinking of buying, the window of reasonable entry is narrowing.

DM us to talk about what the Cape Town market looks like for you!

16 June makes us think about where we come from.

The street we grew up on. The neighbours who knew our names. The house that smelled like home.

Do you still live in your childhood suburb?

Or did life, prices, and circumstances take you somewhere else entirely?

For so many South Africans, the suburb they grew up in is no longer the suburb they can afford. Or perhaps the suburb has lost its charm!

Share with us;
A) Still here
B)Moved by choice
C) Moved, couldn’t afford to stay
D) Completely different city

We love to hear from you!

Hi, I am Kulette.

Every property professional has a résumé, and this is my slightly more honest version. The things that make Kulette, well… Kulette!

So here is a little glimpse of the person behind the listings, voice notes, paint swatches and mood boards.

The property curator, interior-loving, coffee fueled and renovation-spotting half of the Property Collective.

It is a pleasure to meet you!

The most interesting property trend in South Africa right now isn’t about property.

It’s about people.

People are staying longer. Working remotely. Living in cities for a month instead of visiting for a weekend.
And their expectations have changed.
A hotel room isn’t enough anymore.

They want a kitchen.
A workspace.
Fast Wi-Fi.
A neighbourhood they can actually feel part of.

The result? The line between hospitality and residential property is blurring fast.

Aparthotels. Mixed-use developments. Flexible living spaces. Built for people whose lifestyles no longer fit neatly into traditional categories.

Cape Town is already showing us what this looks like and these shifts rarely stay confined to one city.

Which raises an interesting question:
When you look at a property, are you only seeing what it is today?

Or are you seeing what it could become?

We know this is not the news anyone wanted. But here’s the honest context…

It is not a signal that the SA economy is in trouble. The fundamentals are holding strong!

It’s a 25 basis point adjustment in response to inflation. Not a catastrophe. Let’s rather call it a recalibration?

Property in South Africa is still one of the strongest long-term assets you can hold. If you’re buying, revisit your numbers, don’t exit the market. If you’re selling, price correctly and present beautifully. Serious buyers are still very much out there!

Confused about what this means for your buying power, your bond or your decision to buy/sell? That’s what we’re here for.

❌ Myth: Cold calling is now banned for agents.

✅ Fact: It’s still legal but consumer rights and privacy protections have become much stronger.

You may have heard: the rules around cold calling in property have changed.

As of 15 April 2026, new CPA regulations mean agents must register as direct marketers, regularly cleanse contact lists, and respect a national opt-out registry.

No grace period. No exceptions.

And honestly, we think that’s a good thing. 🙌

Your time and privacy matter, and we believe property relationships should feel respectful. Never intrusive.

So instead of unwanted calls, we’re choosing better ways to connect. If you’d like property insights, advice, or simply to chat real estate, come find us here. We’d love to connect!
