Your roof is your home's first line of defence against the elements, yet it is often out of sight and out of mind. Winter weather, strong winds and changing temperatures can expose minor problems that may become more serious if left unattended. A quick inspection now can help you spot potential issues and deal with them before they turn into bigger repairs.

Here are five practical steps for a spring roof check-up:

𝗜𝗻𝘀𝗽𝗲𝗰𝘁 𝗳𝗿𝗼𝗺 𝗚𝗿𝗼𝘂𝗻𝗱 𝗟𝗲𝘃𝗲𝗹
Use binoculars to look for missing, cracked or misaligned roof tiles or slates. Pay particular attention to valleys and ridge lines.

𝗖𝗵𝗲𝗰𝗸 𝘁𝗵𝗲 𝗙𝗹𝗮𝘀𝗵𝗶𝗻𝗴
Look at the flashing around chimneys and skylights. Check for gaps, lifting, or damaged seals that could allow water to enter the roof space.

𝗖𝗹𝗲𝗮𝗻 𝘁𝗵𝗲 𝗚𝘂𝘁𝘁𝗲𝗿𝘀
Remove leaves and other debris from gutters and make sure downpipes are clear. Check for sagging sections or signs of water overflow.

𝗟𝗼𝗼𝗸 𝗜𝗻𝘀𝗶𝗱𝗲 𝘁𝗵𝗲 𝗟𝗼𝗳𝘁
On a bright day, check for water stains, damp patches or daylight coming through the roof. These can be signs of damaged roofing materials or gaps that need attention.

𝗖𝗵𝗲𝗰𝗸 𝗙𝗮𝘀𝗰𝗶𝗮𝘀 𝗮𝗻𝗱 𝗦𝗼𝗳𝗳𝗶𝘁𝘀:
Look along the roof edges for peeling paint, staining, cracks or other signs of deterioration. These can indicate that moisture is getting where it shouldn't.
If you spot anything that concerns you, it is worth having the roof assessed by a qualified professional. Dealing with a small problem early can help prevent a much more expensive repair later.

The latest FNB Property Barometer points to a gradual cooling in South Africa's residential property market, with house price growth easing as higher borrowing costs continue to weigh on demand.

𝗚𝗿𝗼𝘄𝘁𝗵 𝗦𝗹𝗼𝘄𝘀
Annual house price growth eased to 5.2% in June, down from 5.7% in May. FNB expects growth to slow further towards 4% by the end of 2026, reflecting softer economic conditions, higher borrowing costs and weaker consumer confidence.

𝗕𝘂𝘆𝗲𝗿𝘀 𝗥𝗲𝗺𝗮𝗶𝗻 𝗣𝗿𝗶𝗰𝗲-𝗖𝗼𝗻𝘀𝗰𝗶𝗼𝘂𝘀
Affordability continues to influence buyer behaviour. While slower price growth may offer some relief, borrowing costs remain an important part of the overall cost of owning a home.

𝗦𝘂𝗽𝗽𝗹𝘆 𝗥𝗲𝗺𝗮𝗶𝗻𝘀 𝗟𝗶𝗺𝗶𝘁𝗲𝗱
The supply of homes coming onto the market remains relatively constrained, while new residential development is subdued. FNB's Market Strength Index shows that demand still marginally exceeds supply, with properties taking an average of around 10 weeks and three days to sell.

𝗥𝗲𝗻𝘁𝗮𝗹 𝗠𝗮𝗿𝗸𝗲𝘁 𝗦𝗵𝗼𝘄𝘀 𝗥𝗲𝘀𝗶𝗹𝗶𝗲𝗻𝗰𝗲
The rental market continues to perform relatively well, with national rental inflation reaching 4.1% year-on-year in June.

For sellers, realistic pricing is increasingly important as buyers remain mindful of affordability. For buyers, slower price growth could provide more room for negotiation, although securing the right finance remains key.
