Your occupancy rate is a vanity metric. Here's why - and what to track instead.

If your market averages 50 to 60% occupancy and you're sitting at 90%, that sounds great. But it almost certainly means you're significantly underpriced. You're filling every night - and leaving money on every single one of them.

Occupancy tells you how often your property is booked. RevPAR - revenue per available night - tells you how much it's actually generating. It's the combination of your average daily rate and your occupancy, compared against what comparable listings in your area are generating.

That comparison is where the truth lives. A well-priced listing at 65% occupancy will often outperform a cheap listing at 90%.
