SALES DEPARTMENT:
Handles all sales business including getting mandates, advertising, viewings for properties and deal negotiations between sellers and buyers and finalization of the contracts. LETTING DEPARTMENT:
Handles all renting or letting and management of properties. They source properties for letting, look for tenants for properties and also do our management business of the properties in our portfolio and management includes the following:
1. Negotiation of the leases and rents and completion of the necessary contact. We confirm that we are authorized to sign the leases on your behalf.
3. Collection of all rentals and provision of detailed statements every month. Close control on late and non-payment.
4. Payment to you by cash or bank transfer.
5. Payment of the rentals and ongoing expenses such as water, rates, assessment repairs etc.
6. Routine quarterly inspections and attendance to all necessary repairs and maintenance in this case we will refer to you before incurring any expenses that are out of the ordinary.
7. Constant review of leases and rentals. As leases expire we will renew them in line with market trends. All leases are renewed after 3 months and we check with you first before concluding any new leases.
8. We collect from tenants “excess rates, sewage and refills removal charges as they fall due.
9. Careful control of consumable stores such as cleaning material and monitoring of water consumption.
10. Supervision and weekly monitoring of the gardener. EVALUATIONS DEPARTMENT:
Handles evaluation of properties to ascertain their worth for all our clients’ purposes be it for possible sale or just a periodic check on value of their property or use as collateral for loans. LAND DEVELOPMENT
Will handle all real estate business for development of land for purpose authorized by the responsible authority as per clients purpose be it residential or business. VALUES
