This is the biggest one: fake listings.

Some agents advertise properties below market price just to attract attention.

The goal is not always to sell that exact unit. The goal is to make the phone ring.

Then when a buyer calls, the answer becomes:

“Sorry, that one is sold.”

And immediately, they try to push another property.

So if you ever feel like the portal is showing too many great deals, you are not imagining it.

A lot of what you see online is:

duplicate, outdated, or simply not real.

That is why in real estate, it is not just about finding a listing.

It is about finding the truth behind the listing.

What looks active may not actually be available anymore.

One of the biggest reasons you see too many listings online is because of expired listings.

Sometimes the agreement between the owner and the agent is already finished, but the property does not disappear from the portal immediately. It can stay live for days, and sometimes even weeks, before it is removed.

So when buyers are scrolling, it may look like there are many available options in the market, when in reality, some of those properties are no longer available at all.

This is why what you see online is not always the true picture of the market.

Why do you see the same property listed multiple times online?

Because one owner can work with multiple agents at the same time.

In many cases, a seller gives the same unit to up to 3 different agents to increase exposure.

And each agent uploads their own listing.

That means:

Same unit
Different prices
Different photos
Different descriptions

So what looks like 3 or 4 options is actually just ONE property.

This is one of the main reasons why the market looks bigger than it really is.
