7-bedroom villas in DAMAC Lagoons are overpriced. That’s what I hear often.

But most never actually compare the numbers.
Look at the product.
The layout.
The plot size.
The views.
The community.
Then compare it apple to apple with what the same budget buys you in neighbouring communities.

When you do that, the 7-bedroom villa becomes one of the most underrated villa types in DAMAC Lagoons.

For medium to large families, you’re getting a substantial product within a master-planned community, with very limited supply of this specific villa type.

And that’s what makes it interesting.

As the amenities are completed, residents move in, and the community matures, I believe the market will start pricing these villas very differently.

I had the opportunity to broker this fantastic deal in Nice 2 Damac Lagoons, and honestly, this one was special.

The property had been on the market for a couple of weeks, and I was genuinely happy to see the right buyer come along.

The buyer was specifically looking for a home for his family. When they came to view a similar unit, they immediately fell in love with the product, the space, the layout and, most importantly, the lifestyle the community offers.

Now, they are going ahead with this unit, which is expected to be handed over in approximately one year.

What makes this deal even more interesting is that, although it is being purchased purely for end use, the buyer is still entering at a very attractive value.

Similar 6- and 7-bedroom villas directly on the lagoon, especially with flexible 50/50 payment plans, are becoming increasingly difficult to find at this level.

This is exactly why I always say: buying well matters.
