Another successful Vendor Advocacy appointment completed.

I am increasingly specialising in deceased estates, supporting executors and beneficiaries through what is often one of the most emotional and challenging property sales they will ever experience. These situations require empathy, knowledge, guidance and unwavering support every step of the way.

Recently, I had the privilege of assisting a brother and sister with the sale of their family home. Selling a deceased estate is often far more stressful than a standard property transaction, with emotions running high and important decisions needing to be made.

Based on historical sales, we initially set a reserve of $985,000 and attracted 50 groups through the property. Earlier in the week, widespread media commentary suggested the property market could decline by 10–20% over the next couple of years. With auction day approaching and only two bidders appearing genuinely committed, we carefully reviewed the market feedback and adjusted the reserve to $950,000 on the Friday evening before the auction.

Auction day delivered a wonderful surprise. Four bidders actively competed for the property — including two buyers who had not revealed their intentions beforehand.

When bidding reached $950,000, we were pleased. When it climbed to $985,000, I was ecstatic. When it reached $990,000, I was delighted, knowing that one of the vendors had hoped to achieve that figure.
Then the bidding continued.

The hammer finally fell at $998,100.

The vendors, the selling agents and I were absolutely thrilled with the result. Most importantly, the family achieved an outcome that honoured their loved one's home and provided them with confidence as they moved forward to the next chapter.

These are the moments that remind me why I love helping families through deceased estate sales.
