An agent appraisal and a certified property valuation are not interchangeable.
That distinction matters when the figure is needed for something more serious than deciding what asking price to put on a property.
A real estate appraisal generally estimates what an agent believes the property may achieve on the market.
A professional valuation is different.

The valuer’s job is not to win a listing or complete a sale.
It is to establish an independent opinion of value.
