This week's auction results tell a very different story from the week before.
While South Australia's auction activity increased significantly, the auction clearance rate fell from 58% to 48%.

So what changed?
The increase in auction activity means buyers had more choice in the market. While demand remains present, buyers appear to be becoming increasingly selective about the properties they're willing to compete for.
This week's results suggest we're seeing a more balanced market environment, where buyers are taking their time, comparing options, and placing greater emphasis on value.
Victoria recorded the strongest clearance rate among the major states at 51%, while South Australia followed closely at 48%, ahead of New South Wales (43%), ACT (41%), Queensland (31%) and Western Australia (20%).
For sellers, the message is clear: simply listing a property isn't enough. Presentation, pricing strategy and effective marketing remain critical to generating competition and achieving a premium result.
Looking ahead, the Reserve Bank of Australia yesterday elected to leave the cash rate unchanged at 4.35%. While this decision falls outside the reporting period covered by these results, it will be another key factor influencing buyer confidence as we move further into the winter market.
