An agency that directs a buyer’s deposit to a third party needs to know more than where the money will be held. It needs to know whether the arrangement meets its trust account obligations, how the buyer is protected, what happens to its anti-money laundering responsibilities, and whether any benefit.

‘Deposit flicking’ is the conveyancing industry’s name for a practice that has spread quickly this year. An agency directs a purchaser’s deposit to a third party to hold until settlement, instead of placing it in the agency’s statutory trust account.

Spring market insights you can't miss 🌸

Spring traditionally brings more listings, which means more choice for buyers and more competition for sellers' attention.

Buyers: know your budget, your must-haves, and be ready to move.

Sellers: first impressions, pricing, and marketing all matter more when there's more on the market.

And remember, the property market isn't one size fits all. What's happening in Sydney may look different in Perth, so local conditions matter more than the headlines.

Whatever side of the market you're on, preparation wins.

How to win in today's market: it takes more than luck 👇

Strategy comes before an offer:

🔹Number of active buyers circling
🔹Whether the seller wants speed or certainty
🔹How competing homes are performing
🔹Where the bargaining power sits

Certainty closes deals more than price alone:

🔹Clean contract terms
🔹A deposit that shows commitment
🔹Calculated, not emotional, pricing
🔹Timelines that work for both sides

The buyers getting ahead this season come prepared: finance sorted, budget clear, ready to act.
