We're a rope access company, and this is a photo of one of our technicians in a boom lift.

Rope is the cheapest way onto most walls: no scaffold, no road closure, two technicians and a roof. But a glass atrium with no anchors above it and a clear floor below is a lift job, and a two storey podium is a pole job from the ground. Pretending otherwise costs the client money.

So the question we ask on every quote isn't how do we rope this, it's what's the safest, quickest way to reach every square metre. Usually that's rope. Sometimes it's a pole. Occasionally it's a lift for one section and rope for the rest, on the same day, same crew.

One contractor who can do all three means you don't pay for the wrong method.

The pool was closed for a day, so that's where we started.

Opera Apartments in South Bank got its exterior window and facade clean in February. Leigh, Ashli, Laura and Locky set the abseil drops around the pool first while it was shut to residents, finished the pool area including the glass balustrades, painted walls and surrounding glass, then worked anticlockwise around the back of the building over the next two days.

The height safety certificate was already current from December, so the crew rigged straight off the anchors.

This one had been pushed back from November by weather. Worth the wait, going by the glass.

Every drop starts the same way: someone else looks at your harness before you go over the edge.

That habit is the whole culture. Rope access is a two-person job by rule, two ropes and two anchors each, but the part that isn't written down is the crew that actually likes each other and takes the check seriously because it's a mate on the other end. Nobody at Abseil Pro rigs alone, nobody goes over without a buddy check, and nobody gets laughed at for asking a question twice.

It makes for a supportive, welcoming crew who take safety seriously and look after each other, on the wall and off it. Half of us have kids to get home to.

A scratched window on level 20 doesn't have to mean a crane and a new pane.

Most scratches on glass are shallow: a builder's scraper, a dropped tool, grit dragged across the surface by a bad clean. If your fingernail doesn't catch in it, it can usually be polished out on the spot. We do it by rope with a polishing compound and a rotary pad, working the scratch until the surface is optically flat again, then a pure water rinse.

If the nail catches, it's a different conversation. Deep gouges and etching from concrete or weld splatter sometimes need replacement, and we'll say so rather than sell you an afternoon of polishing that won't work.

Two towers, one crew, and a shade sail that had never been this clean.

Waters Edge Riverfront in West End, April: both towers got the full window and facade clean plus the annual anchor inspection. We had cleaned Drift the year before, so the committee knew what they were getting. That is the point of coming back.

Throwback to a facade inspection on the Parliament Annexe in the Brisbane C*D, winter 2024.

On precast buildings of that era the panels are sound and the joints are not. Sealant hardens, shrinks and splits, and you cannot see it from the footpath. From a metre away on rope, you can. The building got a map, not a hunch.

Not every job is a window. Once a year it is the top of Q1.

We inspect the parts of the SkyPoint Climb steel you cannot reach from the walkway: every section checked for defects and rust, faded bolts re-marked. Nothing outstanding last time. It is due again next month, and nobody is complaining.

One building. Here is what a year of looking after it looks like.

443 Queen Street: the exterior cleaned about every six months, the gardens every quarter, the roof anchors certified every April, and a facade pest treatment once a year. Four jobs, one crew.

The intervals are the thing. Miss one and you do not find out for a year.

Every window, every balustrade, and the driveway ceiling for good measure.

Huntington Residences in Lutwyche got its exterior window and facade clean over two days in August last year. Leigh, Ashli, Will and Sofi set up two pure water filters with tanks on day one, dropped the front facade first and worked anticlockwise around the building, squeegeeing the glass awning on the front corner and scrubbing the 45 degree edges on the way.

The back courtyards have overhangs you can't get a rope onto, so those drops were done with an extension pole. Day two finished the drops, touched up the stains around the entrance and barbecue area, and washed the driveway ceiling.

One honest note from the report: some of the bird dropping stains on the downpipes wouldn't shift. We said so, rather than pretending.

Nobody here learned rope access from a manual.
