What does $1,000,000 to $6,000,000 buy in Bardon? 🎯
Let’s look at some recent sales.

Bardon is one of the inner west’s quiet achievers. Five kilometres west from the city, sitting at the foot of Mt Coot-tha, it has the leafy streets, the hills and the established character homes that make this pocket of Brisbane so tightly held. People who buy here tend to stay, which is part of why good stock moves quickly when it comes up.

What I like about Bardon as a case study is how wide the price range runs. This week shows the full spread, from a unit at $1.1 million through to a high-end new build at $5.8 million, with renovated character homes sitting in between. The gap between each one tells you a lot about what buyers are chasing at the moment, whether that is a foothold in the suburb, the classic Queenslander or something brand new and rare.

What $1.1 million to $3.05 million buys you across Ashgrove right now. 🎯

Four recent sales from the last six weeks, climbing from a three-bedroom townhouse on Jubilee Tce to a renovated character home on Wahroonga Rd with 933 square metres of land. I’m seeing the middle of the market still firm, with entry buyers competing hardest for the cleanest townhouses while the premium end held its line on the back of the land. Knowing what has sold and what it was worth is where a good buy starts.

The Brisbane Property Market Update for May 2026 is now live on the blog.

The headline is that the budget's wind-back of negative gearing on established homes has slowed the investor side of the entry market, while owner-occupiers and first home buyers are still active and open homes are still busy. The bigger story sitting behind every bracket is borrowing capacity, with several buyers I've spoken to recently seeing pullbacks of $200,000 to $300,000 in what the bank will lend. Until the dust settles, the next month or two looks like it favours buyers who come prepared.

Out inspecting a new unit block today. This building has a car lift to access the basement level.

Car lifts are showing up more and more in inner-ring Brisbane developments, and there’s a straightforward reason why. When a site doesn’t have the slope or street access for a traditional ramp down to basement level, a lift becomes the practical solution. It takes you straight down to where you park, just without the ramp.

It’s a sensible fix for a tight site, but it does change the day-to-day experience of living there. Wait times during peak periods, what happens when the system needs servicing, and how maintenance is funded through body corporate levies are all things worth understanding before you buy.

Not a dealbreaker for everyone, but worth knowing what you’re getting into.
