Week 31/2026
I had a look at an off-market place this week that I thought might have had something in it. It didn’t. There was building work that hadn’t been done properly and a retaining wall that is going to cost someone money before long. So a pass on that one.

Inflation figures came out on Wednesday and were lower than expected. Still above where the Reserve Bank wants it, but the Board meets on the 11th and the talk now is a hold rather than another rise. Here’s hoping. There’s also not long left for anyone buying residential property in a super fund with borrowed money. They need to be under contract by the 10th, so that group is out of the market after next week. Once they’re gone I think the market gets a bit easier to read.

The other thing I noticed is that a few of the suburbs I keep an eye on had more listings come up than usual this past week, which I thought was interesting. I suspect that’s vendors trying to get to market early and beat the spring selling season. Though I think spring will be fairly subdued this year anyway.

That's the cut-off for super funds to sign contracts before the borrowing ban takes effect. I'd expect a busy fortnight in that corner of the market, then a quieter spell once the window closes. Those buyers mostly chase investor stock, so the effect will land there rather than in family homes.

The wider picture is a market that has flattened out. Brisbane dwelling values were up 0.2% in June and 17.4% over the year, but total listings are up around 13.6% on a year ago and some selling agents are talking about a five to seven per cent pullback in parts of the market. Homes are taking longer to sell.

For a prepared buyer that's not bad news. Vendors are open to a conversation and there's room to negotiate properly for the first time in a while.

A busy week again, out inspecting most days for a handful of different clients across the inner suburbs. There was plenty to weigh up, both in what is selling and in how people are going about buying it.

The one to watch is the super fund window. Investors buying inside a super fund have roughly two weeks left to get into the market before that window closes. Once that group steps aside I expect investment style properties may soften a little further, so for the right buyer there could be some value opening up in the weeks ahead.

On the ground the owner occupiers are back now the school holidays are behind us, though there is no great rush and plenty are content to take their time. Open homes were busier too, with other buyers through nearly every property I looked at. The one thing I would flag for anyone thinking of buying before they sell is to be careful leaning on a bridging loan right now. Personally I would want to know with certainty what my own home will sell for before I commit to the next one.

I was really pleased to pick up this investment property for an interstate couple who came to me looking for a solid investment property under a million dollars, with good growth prospects and a strong rent coming in. 🎯

What we landed on was a four bedroom, two bathroom detached home with a double garage, sitting on a good sized, near level block of land, easy to look after and close to the rail. It was quick to rent, the return stacks up well, and the growth prospects are good.

It will no doubt be a really solid long term hold for them, which is exactly what you want when you are buying an investment property and trusting someone on the ground to get it right for you.

Most buyers don’t realise a buyer’s agent and a property valuer do two completely different jobs. 🎯

A valuer tells you what a property is worth. A buyer’s agent finds it, works out the price and negotiates the purchase for you. The catch is that most buyer’s agents can’t actually value a property before they negotiate, so they’re working off gut feel or the selling agent’s price guide.

I’m both. I’ve been a Registered Property Valuer and a Buyer’s Agent for 25 years, so when I walk through a home for a client I know what it’s worth before I make an offer, not after. Over $300 million of Brisbane property later, that’s the single biggest reason my clients don’t overpay.
