This one sold as is. Phoebe talks through why, if we'd been called in before it listed, she wouldn't have recommended styling.

It's an older two-bedroom home on a 442 square metre block in Bardon, where a lot of older homes are being knocked down and rebuilt. The house hadn't been renovated, and Phoebe's read was that the likely buyer was looking at the land, not the house.

Styling in that case is dressing a home up for the sake of it, and buyers see through that. Part of a consultation is saying so when the return isn't there.

From the street, this Queenslander looks like a small, traditional cottage. But inside, major renovations have created a much larger family home.

Coming to market for the first time in 28 years, our focus was showing buyers how the updated floor plan could work for modern family living.

We kept the styling contemporary to reflect the renovations, while still working with the home’s original character.

For this Chapel Hill home, we kept the majority of the owners’ existing furniture and worked with what was already there.

Some of their pieces were quite traditional, so we introduced contemporary furniture, artwork and accessories to give the property a more current feel for today’s buyers, without replacing everything.

That’s where integrated staging comes in. We keep the pieces that suit the property and bring in what’s missing, so homeowners can prepare their property for sale without having to move everything out first.

We start the conversation about extending, so you're not left to remember it. Towards the end of the week before your hire period finishes, we get in touch. If the hire ends on a Wednesday, expect to hear from us on the Thursday or Friday before.

That gives you time to talk it through with your agent. What we're after is an answer early in the week it's due, and there's flexibility up to about two days out from the end date. The lead time is what lets us book the truck, or fit in any final inspection you want if you're not extending.

Not every home we stage starts empty.

For this property, the owners already had blue sofas and green kitchen cabinetry, so our job was to work with both.

Normally, we wouldn’t choose to introduce two strong colours into the same living space. But with integrated staging, we’re working with what’s already there.

We kept the additional furniture and accessories fairly neutral, using smaller touches of blue and green throughout to connect the existing pieces without adding another competing colour.

That’s what integrated staging is about. Working with the furniture that already suits the property, filling in the gaps and getting the home ready for its next buyer.

The short version: pretend you don't live there.

Clear the kitchen benchtops and bathroom surfaces. Towels, bath mats and toilet brushes away, shower products in the cupboard. If your beds are being used, strip them back to the mattress and leave the bedding out.

The house also needs clear access on the day, so plan other trades around it. Cleaners and landscapers off site, and painters especially.

Wet paint is the one that stops an install. The moment a piece of furniture touches a wall that hasn't cured, you're repainting it.

If your painter is finishing close to your photography date, tell your stylist when you book. It's much easier to shift the install by a day than to redo a wall the day before the shoot.
