There’s a right way to reduce a staging budget and a wrong one.

The right way is scope. Style the spaces that get photographed and carry the listing, the living areas, the outdoor space, the kitchen and the master. The additional bedrooms can come out.

The wrong way is doing every room at half strength. Two occasional chairs where a living space should be, a dining setting where a combined dining and living should be. The room still appears in the photos, it just no longer reads as the thing it is, so the home stops lining up against the listings it should be compared to.

Fewer rooms done properly beats every room done lightly. You get one first impression, and it’s made on the rooms that made it into the photos.

Brick performs in Queensland. It holds the heat off and it looks good. It also absorbs light, so a brick home reads darker than its windows suggest.

The part people miss is that brick is already supplying pattern and depth. A room with exposed brick in it is carrying a load before a single piece of furniture arrives, so the job is subtraction.

Keep the owner’s sofas. One large rug in a plain colour. Then commit to a single timber tone through the whole home, either an oak that sits alongside the brick, or white for contrast and to bounce light back into the room.

Two tones, one decision, made once and held everywhere. That consistency is what settles a brick home down, more than any individual piece does.

Big hedges out the front feel like privacy. What a buyer sees is a darker house.

They’ve got no idea what the hedge is shielding you from, because they’ve never stood in your living room at seven on a Saturday morning. All they register is that the light isn’t getting in.

Cut them back and let curtains do the privacy job instead. Same protection for you, and the buyer gets to see the house in the light it actually has.
