When does your workday really start? For me, the moment I wake up. ☕

Not because I’m always working. But because my day is a mix of everything: breakfast with my daughter, a few emails over coffee, a call, then an inspection.

Some days the business needs me more. Some days my family does. I’m still working out the balance, and I think that’s okay.

What does your morning look like? Tell me below, and follow along while I build Daminvest.

My first time speaking on a Home Show panel! 🏡

“Renovate, rebuild or move?” A question I get asked all the time.

But talking about it with clients is very different from sitting on a stage in front of an audience. I’ll be honest, my heart was racing before we even started!

Once we got talking, there was so much to share. I loved hearing the other panellists’ perspectives and the questions from the audience.

For me, it always comes back to your situation. The property, the land, your budget and what you want your life to look like. What works for someone else might not be right for you.

Before you spend the money, get clear on what you want to achieve and whether the option you’re considering will actually get you there.

I’m grateful I got to be part of this conversation. Thank you to everyone who came along and said hi. It meant a lot. 🤍

Have you been thinking about renovating, rebuilding or moving?

Some of my best learning has happened in conversations, not in courses. 🤍

Every time I’m in a room with people from different corners of the industry, I come away with a new way of thinking about something I thought I already understood. A question I hadn’t considered, a story that changes my perspective, or a small tip that saves me months of figuring it out alone.

I’m still a student at heart, and I wouldn’t have it any other way.

Thank you to everyone who has taken the time to share what they know with me. 💛

You can buy an investment property on your own. Plenty of people do. 🏡

But before you do, ask yourself these three questions:

1️⃣ What could it earn? How much rent could it bring in, and could the block do more, like fit a granny flat? That’s a small second home out the back, if the rules allow it.

2️⃣ What could go wrong? Is it in a flood zone? Are there rules that stop you building? It’s much easier to check before you buy.

3️⃣ What will it cost to hold? Add up the loan, insurance, repairs and the weeks it might sit empty. Then ask: could I still manage if rates went up?

If you can answer all three, you’re ahead of most buyers. If you can’t yet, that’s okay. It just means a second opinion could help.

Which one do you find hardest? Tell me below, and follow for simple property tips.

A night to celebrate people doing great things. ✨

I had the pleasure of attending the Urban Leader Awards 2026 with the wonderful Jane Langof of Jane Langof • Award-winning Feng Shui Master who was a finalist this year.

Congratulations, Jane! It was so special to be there to cheer you on and see the work you’ve put into your business recognised.

Evenings like this are a reminder of how much talent and heart there is in our industry, and how good it feels to celebrate each other’s wins. 🤍

You can change a kitchen. You can’t change the size of the block. 🏡

Before you fall in love with the inside, check what the land could allow:

📐 Block size and shape
🚪 Frontage and side access
🗺️ Zoning and overlays
💰 Whether the numbers work after build costs

A dated kitchen is a cosmetic fix. Land with options is something you can’t add later.

If 2027 is your year to buy an investment property, start with a question before you start scrolling listings: what do you want it to do for you? 🏡

Most people jump straight to searching. The ones who feel confident when the time comes usually spent the early months getting clear on a few things:

🎯 Is your goal cashflow, long-term growth, or adding value along the way?
⏳ How long are you planning to hold it?
🛟 What would you be comfortable with if things got tougher for a while?
📍 What matters most: location, land, or the potential to improve it?

There are no wrong answers. But once you know yours, it’s much easier to say no to the properties that don’t fit.

Grab a notebook and write your answers down or comment below on your questions 📝

Behind every great buyer’s agent... 📞..is a mortgage broker who catches everything. 🤝

My tip: talk to a mortgage broker like before you fall in love with a property. A good one does more than work out your borrowing capacity and repayments. They’ll:

1. Match your finance to your property goals.
2. Spot potential lending hurdles before you commit.
3. Get you ready to act when the right property comes along.

When your mortgage broker and buyer’s agent work together, your property search and finance move together.. giving you the confidence to act when it counts. 🏡

Find different ways to create more income from the property.

Rates moving doesn’t mean you have to stop investing. It just means you need to be smarter about how the property works for you. 🏡

I bought my first investment property just after the GFC, and one thing I learnt early was not to rely on everything going perfectly.

The best property isn’t always the newest, nicest or most exciting one.

It’s the one where the numbers still work when conditions get tougher.

So when I look at a property, I’m also looking at where I can create more income.

Can the rent be improved?
Can you add a granny flat?
Create a dual-income setup?
Renovate and increase the yield?
Is there future development potential?

Then stress test the numbers.

Run the deal at an interest rate higher than today’s.

If you can still comfortably hold the property, you’ve built yourself a buffer.

If the deal only works when rates are low, rents are high and everything goes perfectly, I’d be looking at it again.

You can’t control where rates go.

But you can control what you buy, how you structure the deal and how much income you can create from the property.

This is based on my own experience, not personal financial advice. Everyone’s situation is different.
