🏠 Pre-Purchase Building Inspection – Mansfield Park, SA

During a recent inspection in Mansfield Park, we uncovered some concerning issues with the property’s roof and internal finishes.

🔎 What we found:

Untradesmanlike roof repairs – instead of correct flashings, concrete had been used as a makeshift flashing. This is not compliant and offers no long-term protection against water ingress.

Poor sealant application internally beneath the leak – rather than fixing the source of the problem, patch repairs had been attempted, which failed to stop water entry.

As a result, the ceiling lining has sustained water damage, detaching from the ceiling joists. This is now a safety hazard, as sections of the ceiling could collapse.

⚠️ Why this matters:
Repairs like this are not just shortcuts – they create further damage and put occupants at risk. Water ingress can compromise the building’s structure, lead to mould growth, and increase repair costs significantly.

📍 Defect Found: Poor Fascia & Gutter Alignment

During a recent inspection of a newly built home on Hindmarsh Island, we identified a defect that shouldn't be overlooked — misalignment between the fascia and gutter system.

🔎 According to the National Construction Code (NCC) and the relevant Australian Standards (AS/NZS 3500.3 & AS 2180), gutters must be securely fixed and aligned to ensure proper fall for drainage and avoid overflow risks. In this case:

🚫 The fascia board is visibly bowed, causing the gutter to warp and misalign, which compromises water flow.
🚫 This can lead to ponding, backflow under the roofline, and premature corrosion.
🚫 Misaligned gutters also reduce the effectiveness of stormwater management, potentially contributing to water ingress or structural moisture issues.

👷‍♂️ This is a rectifiable builder defect that should not be present in a newly handed-over property.

At A.S Building and Pest Services, we recently carried out an inspection in Morphett Vale and uncovered a common — yet often underestimated — issue: roof tile deterioration and ridge pointing breakdown.

The ridge pointing (the mortar securing the ridge capping) is cracking and lifting, allowing moisture to pe*****te beneath the tiles.

Protective coating deterioration over time has caused the tiles to become porous, meaning they absorb and hold excess moisture.
