Here's something a lot of acreage buyers don't ask about, and it's the single biggest factor in what a block is actually worth long-term: is it inside an approved Precinct Structure Plan, or not?
A Precinct Structure Plan (PSP) is how Melbourne's growth corridors get rezoned from farmland into future housing, roads, and schools. Wollert and Beveridge North West both already have approved PSPs — which is a big part of why land in those areas has been developed the way it has. Land outside a PSP, still sitting in Farming Zone, plays by completely different rules — subdivision generally needs a much larger lot, often 40 hectares or more, specifically to stop broadacre farmland being carved up.
So two blocks that look similar on a map can have very different futures. One might realistically become a housing estate one day. The other might stay a large rural lot indefinitely unless a PSP is planned for that area later.
If you're looking at acreage as an investment, not just a lifestyle change, this is the first thing to check — not the last.
