This bedroom had high ceilings, a picture rail and a painted brick fireplace to work with.

Empty, it was hard to tell how big the room really was. Without furniture, buyers have nothing to measure the space against, so rooms often feel smaller than they are. Once a bed, bedside tables and a reading chair are in, buyers can see exactly how much the room holds, with space to spare.

Furniture gives a room its scale, and that’s what helps buyers picture their own life in it.

Think about the last time you walked through a home you were interested in.

When you walk into a bedroom with a beautiful bed, soft linen and a lamp switched on, it’s easy to picture what it would be like to live there and how you’d feel in that space.

Then think about walking into a cold, empty room. Does it feel as enticing? Upon reflection, probably not. It’s harder to feel warm and at home, and harder to picture yourself living there.

The same goes for every buyer who walks through the door.

Most of what makes a home feel right for buyers is the detail they never notice.

It’s measuring the doorway before the sofa arrives, knowing where the heater sits on the wall, and choosing a rug that’s large enough to connect the room. It’s the consistent warm lighting from every lamp, ben linen that is just as beautiful 10 years on, and the one piece of art that anchors the whole space.

Buyers won’t walk through and point these things out. They’ll just feel that the home works.

The night before an auction, most vendors don’t sleep much. Then there’s the wait for the first bid, and the quiet when the auctioneer calls for one more.

We can’t take the nerves away, but we can make sure that when buyers walk through the door, they’re already picturing their life in the home. Of the homes we’ve styled that went to auction, 95% sold.

It’s one less thing to worry about on the day.

I am now that person that drives my family around on the weekend pointing out properties saying, 'we styled that'. So, here is a throwback to one that got me thinking after I drove past again recently.

This Beaconsfield Pde property in Albert Park has surely been turned into something magnificent by now. With original flooring, cracking plaster and walls that could talk, I had very itchy reno fingers!!!

Sold by and of for a smidge shy of $3.5m in '22.
