The property was purchased at 418k at auction and is since value around the $550k mark based on comparable sales. That is an equity gain of $132k in just over a year or a whopping 32% annual return. Not only this, the land is zoned for higher density dwellings meaning the property can be subdivided down the track.

The client was looking for a second investment property and wanted to purchase a property with both capital growth potential and strong cash flow. The property was purchased below his 500k budget and was tenanted within a couple weeks at $500 a week. This represents a yield of 5.5% and we are already seeing comparable properties in this market continue to grow.

Recently we purchased this property on behalf of one of our clients. They were looking for a strong yield with an upside of capital growth. The property was purchased for $355k and after a small renovation is now renting at $430 a week. That equates to a gross yield of 6% after including the renovation costs! This will enable you to identify the holding costs of the property. While identifying whether you will need to pay additional funds to keep the property.
