School Zones Matter Even Without Children

Melbourne Eastern Suburbs Buyers Agent: School Zones Are Not Only Important to Parents

Many buyers tell me:
“We do not have children, so the school zone does not matter.”

It may not matter to your current lifestyle, but it can still matter to the property’s future demand.

In parts of Boroondara, Whitehorse and Manningham, school zones can influence:

- The number of buyers interested in a home
- Competition at auction
- Rental demand
- Resale appeal
- How quickly the property sells in the future

This does not mean every buyer should pay a large premium just to enter a particular zone.

A poor property does not automatically become a good purchase because it has access to a popular school.

You still need to assess the street, land, condition, floorplan and price.

However, ignoring school-zone demand completely can also be a mistake.

Even when a feature is not important to you personally, you should understand whether it will be important to the next buyer.

That is part of buying with resale in mind.
