1 Stamp Duty — usually around 5% of the property value (varies by state). If you’re a first home buyer, there are government benefits that can help.
2 Solicitor / Conveyancer — essential to review your contract before signing. Approx. $1,500 AUD.
3 Building & Pest Inspection — find out if the house has any major maintenance issues before you buy.
4 Buyer’s Agent / Advisor — having someone on your side during negotiations can save you thousands of dollars.

3 tips I use as a professional so you don’t lose money buying property:

1 Check how many days the property has been on the market. If it’s been sitting a while, you have negotiating power.
2 Know the difference between the asking price and what it’s actually worth. I always start with an offer $50K below.
3 Negotiate smart with the agent. Never reveal how much money you have. The real leverage is in the settlement and the deposit.

There are 3 key factors I always check before investing:

1. Demand outweighing supply — In Australia, builders are pulling back due to recent government changes, but more than 400,000 people are still arriving in the country every year. Less supply, more demand: upward pressure on prices.
2. Liquidity in the financial system — Banks are still lending. As long as credit keeps flowing, the market has the fuel it needs to move.

3. Market confidence — Right now it’s low, on the back of those recent changes. But when these three factors line up, that’s when the market takes off.
The question is: where do we stand right now?
