Not required to start. Compulsory to stay licensed.

If you're becoming a Property Representative in Tasmania, the Certificate IV isn't part of getting your licence. You pass the Property Agents Board's exam, or otherwise satisfy them on your knowledge and experience, and you're in.

But if you were licensed on or after 1 August 2021, or you've had a break of two years or more, the Board attaches a condition: you'll need to complete the CPP41419 Certificate IV in Real Estate Practice after you're already working.

The timeline runs in two phases, minimum:
→ Five core units within 12 months
→ The remaining units within 24 months

We're still waiting on one detail. The Board hasn't confirmed which elective units apply. Our Training GM, Troy, has written to them directly, we'll update our guide the moment we hear back rather than guess.

Not sure if you need to become a fully licensed agent to start working in real estate in Victoria? You don't, not straight away.

An agent's representative works under a licensed estate agent's authority, as a salesperson or property manager, without holding a licence themselves. It's a faster way in: complete the Certificate IV in Real Estate Practice (CPP41419), 18 units in total, and you can start work.

We've laid out exactly what the role involves and how it compares to full licensing on the blog.

Thinking about becoming an agent's representative in Victoria? Here's the actual process, not just the paperwork version:

1. Complete your prescribed course (like our CPP41419) through a registered training organisation
2. Get a police check through Service Victoria
3. Hand your Statement of Attainment and police check to your employer
4. Your employer verifies your eligibility and gives you written authority to act
5. Your employer notifies the BLA - Victoria's real estate regulator - via myCAV

Full detail, including what happens if you change employers, is on the blog.

Already registered as a salesperson in another state? In Victoria, that doesn't carry across automatically.

Mutual recognition doesn't apply to the agent's representative role, you'll still need to meet Victoria's full eligibility criteria under the Estate Agents Act 1980, including the education requirements, before you can start work here.

If a move's on the cards, it's worth knowing this before you land. Full breakdown:
