PART 2 | What does a registered Building Designer (Interior) actually do?

If you’re renovating, this is the part many homeowners never see.

A registered Building Designer (Interior) doesn’t just select finishes and draw beautiful spaces.

In Victoria, this registration covers the preparation of plans, specifications and supporting documentation for building interiors that affect the structure. (Building and Plumbing Commission)

That can include coordinating the technical side of your interior renovation, such as:

• spatial planning and interior building layouts
• documentation for structural interior alterations
• plans and specifications for building work
• coordinating relevant consultants and engineers
• documentation for tendering and construction
• liaising with the relevant building surveyor
• assisting with the building permit application process. (Building and Plumbing Commission)

And there’s an important distinction:

A Building Designer prepares the relevant documentation.
A Building Surveyor assesses the permit application and issues the building permit. (Building and Plumbing Commission)

So when choosing someone for a renovation, don’t only look at the images in their portfolio.

Ask what sits behind the design.

Who is documenting it?
Who is coordinating the technical requirements?
Who is responsible for the building documentation?
Who will liaise with the relevant consultants and building surveyor?

Because a successful renovation needs more than a beautiful concept.

It needs a design that can be properly documented, coordinated and built.

PART 1 | Anyone can call themselves an interior designer in Australia. But can they prepare your building permit drawings?

Here’s something many homeowners don’t realise.

In Victoria, “interior designer” is not a regulated title.

So someone can call themselves an interior designer without being registered as a building practitioner.

But when your project moves from furniture and finishes into construction, the distinction becomes important.

If your renovation requires a building permit, the relevant building documentation needs to be prepared by an appropriately registered practitioner, such as a registered Building Designer (Interior) or architect, depending on the project.

So what happens when your interior designer isn’t registered?

They may work alongside a registered building designer or architect who prepares or takes responsibility for the required documentation.

And importantly, the building surveyor is the person who issues the building permit.

So before engaging someone for your renovation, ask:

Who is preparing the building permit drawings?
Who is responsible for the technical documentation?
Are they appropriately registered for the work?

The title interior designer tells you what someone calls themselves.

Their registration tells you what they are qualified and authorised to do.

Choose materials for how you want your home to feel.

When designing or styling a home, start with the feeling, then work backwards into the materials.

Want your space to feel calm and grounded?
→ Choose tactile natural stone, warm timber, linen, wool and softly textured finishes.

Want it to feel refined and luxurious?
→ Layer honed stone, rich timber, considered metals, tactile upholstery and subtle contrast.

Want it to feel light and restorative?
→ Introduce pale timber, natural fibres, soft stone, gentle textures and reflective surfaces that move with the light.

The key is not matching everything.

It’s creating a relationship between texture, tone, scale, material and light so the space feels cohesive without feeling predictable.

Your material selections shouldn’t simply complete the room.

They should help create the experience of being in it.

This is where thoughtful interior styling and interior design go beyond aesthetics, creating spaces that feel as considered as they look.

A luxury home doesn’t come from matching everything. It comes from knowing what belongs together.

One of the biggest mistakes I see when furnishing a home is choosing every piece from the same colour family, finish or collection.

The result can feel coordinated but not necessarily luxurious.

True cohesion comes from undertones, scale, proportion and materiality.

A warm timber might sit beautifully beside a stone with subtle warmth in its undertone.
A textured linen can soften a harder architectural surface.
A sculptural piece can create contrast against more refined forms.
And varying scale creates depth, rather than making everything feel predictable.

The secret is not matching. It’s relating.

When selecting furniture, finishes and styling, look beyond the obvious colour.

Consider:
• Is the undertone warm, cool or neutral?
• How do the materials interact with one another?
• Are the proportions balanced within the room?
• Where is contrast needed?
• Where should the eye rest?
• Does the combination create depth and sensory richness?

Luxury interiors feel layered, intentional and resolved because every element has a relationship to the next.

This is where an experienced interior designer or stylist can make all the difference: creating a home where the individual pieces don’t match, but belong together.

The biggest mistake I see when building or renovating? Waiting too long to order the interiors.

Your renovation might be on schedule but your furniture, feature lighting, feature stone, marble, window furnishings or custom pieces may not be.

Lead times can quickly become one of the biggest causes of delays when creating a finished home. Custom furniture, upholstery, lighting, window coverings, artwork and bespoke pieces can all require significant time to source, make and deliver.

And the most frustrating part?

By the time you realise something needs to be ordered, your ideal piece may no longer be available or it simply won’t arrive when you need it.

Your material selections shouldn’t stop at the kitchen, bathroom or joinery.

The stone you choose can influence the tones of your furniture.
