But it isn’t.

The API’s Q1 2026 Property Market Outlook confirms outcomes are highly divergent by state and asset class. WA, QLD and SA are showing strong confidence; NSW is steady yet rate-sensitive; Victoria is more cautious. Residential and industrial remain resilient, while office and retail are still adapting to structural change.
