A lot of apartment owners don't think about acoustic design until they're already living with the consequences: hearing the neighbour's dishwasher, the lift, or footsteps upstairs.

You will be most unlucky if your neighbour works night shift or they are younger people who goes out till the wee hours of the morning.

It's rarely a defect. It's just what "meeting code" meant 15-20 years ago. Buildings under NCC 2022 carry tighter acoustic separation requirements, for both footsteps and voices.

If you've upgraded apartments before and it was just as noisy as the last one, this is usually why.

I hear this from so many apartment owners lately. They love where they live, but the building can't keep up. No EV charging because the switchboard can't handle it. Body corporate meetings that go around in circles. Energy bills that feel too high for a place that's supposed to be modern.

Here's the part backed by real numbers. Australians searched for "EV" online almost three times as often the last time fuel prices spiked hard, and electric car sales jumped over 40% in a single month. People are already voting with their wallets, and the demand for EV ready buildings isn't a maybe anymore.

Buildings completed under NCC 2022 standards have that charging capacity built in from the very beginning, well before the petrol price makes the decision for you.

Sometimes it's not about renovating the old building. It's about finding one that was ready for this day years before it arrived.

I hear this from so many apartment owners. They love where they live, but the building just can’t keep up.

There’s no EV charging because the switchboard can’t handle it. Body corporate meetings go around in circles. And the energy bills are far too high for a “modern” building.

Sadly, these problems aren’t always easy to fix. Upgrading an older strata building can cost a small fortune, and getting everyone to agree can be even harder.

Buildings completed under NCC 2022 standards have this infrastructure planned from the beginning.

Sometimes, it’s not about renovating the old building. It’s about finding a building that’s ready for the future.

Glen Iris doesn't try hard to impress anyone, and that's exactly why people who move here tend to stay.

A train line into the city. A tram down Toorak Road. A creek trail you can walk for an hour without seeing a car. For a lot of the new arrivals I work with, that quiet reliability is the whole appeal.

If you're relocating to Melbourne and someone's told you to "just look at the eastern suburbs," Glen Iris deserves a proper look, not because it's flashy, but because it isn't.

A low body corporate fee can be far more expensive than a high one.

Why? Because body corporate fees aren’t just a cost. They reveal how well a building is managed and whether expensive problems are being ignored.

Here’s how I assess them with clients:

$500–$1,500 per quarter (low)
Usually covers basic maintenance with few or no amenities, often in an older building. Always check the sinking fund. Deferred maintenance may be the hidden cost behind a “cheap” fee.

$1,500–$3,000 per quarter (mid)
Often indicates solid management, regular upkeep and some amenities. This is where many buyers feel comfortable.

$3,000+ per quarter (high)
May include a concierge, gym, pool or gardens. It can be worthwhile if you’ll use the amenities and the building is well managed. If not, you may be paying for services that add little value to your lifestyle.

Instead of asking, “Are the fees high?” ask:

“What am I getting for them, and is the sinking fund healthy?”

Before signing anything, request two documents:

1. The last two AGM minutes
2. The 10-year maintenance plan

They’re often the most honest documents in the buying process.

A frustration I hear on repeat from clients living in older apartment buildings: the body corporate still hasn't agreed on EV charging, years after residents first raised it.

At 623 Collins, this isn't a retrofit conversation. 120 car spaces are accessed via Spencer Street, designed with modern infrastructure built in from the outset, and additional spaces are available to purchase for Reserve Residences buyers. Three-bedroom-plus apartments come with a car space included.

It's a small detail in the context of a whole building, but it's exactly the kind of thing that separates a genuinely modern development from one still catching up to 2026.

There’s nothing quite like late August in Melbourne.

Footy finals fever is building, the laneways glow in the early evening, and the cooler weather makes a hot bowl of ramen even better.

With Marvel Stadium and the MCG just a short trip from Collins Street, newcomers can expect to get swept up in finals season,whether they planned to or not.

My advice if you’re new to Melbourne? You have to embrace it. People are passionate about their team.
