β€œWhat’s the market like?”

After close to 30 years in real estate, this is still the question I get asked the most - at open homes, in the street, over coffee and on the phone.
But over the past few months, I have never been asked more.

With rising interest rates, cost-of-living pressure, building costs still high and now further discussion around the Federal Budget and housing policy, it is completely understandable that people are asking where the property market is heading.
The simple answer is this: the market is still active.

Buyers have not disappeared. When people need a roof over their heads, they still need to buy, sell, rent, upsize, downsize or relocate. What has changed is the borrowing capacity. For some buyers, their budget has come back a notch, and that naturally places even more pressure on the more affordable end of the market.

Having worked through the GFC, the biggest difference I see now is housing supply.

Back then, you could buy cheaply and rent cheaply. Selling was tough, new or old, and rental availability was far easier. Today, the housing shortage is critical, and that is a fundamental difference.

The latest Budget continues to put housing supply and affordability front and center, including measures aimed at encouraging new housing and assisting first-home buyers. But the reality on the ground remains very clear - there are simply not enough homes for the number of people who need them.

Here on the Northern Gold Coast, quality property in good locations is still highly sought after, particularly when it is well presented and ready to move into.
So, if you are thinking of selling, now may be the time to pull the trigger. The market is moving, buyers are still active, and the shortage of supply continues to support good property.
