I’ve been a little quiet on here lately because six weeks ago, we welcomed our beautiful baby boy, Pierce Joseph Johns, into the world 💙

There’s been plenty happening behind the scenes, and I’m looking forward to sharing more updates with you soon. For now, I’m soaking up this special time with my little family.

As we move through early 2026, Perth’s property market remains shaped by extremely low supply, with only 2,710 properties currently listed across the metro area. This limited availability means that even well-prepared buyers submitting strong offers often find themselves missing out amid intense competition.

Rising rents are a notable factor contributing to this urgency. Western Australia has seen the steepest rental increases in the country, with rents climbing around 66% over the past five years while wages have grown just 18.5%. This widening gap is encouraging some tenants to enter the property market sooner, seeking greater stability and long-term cost control.

Although this month’s RBA rate rise briefly slowed open home attendance as buyers reassessed budgets, underlying demand remains robust. Perth’s market continues to balance cost of living pressures against historically tight supply, sustaining strong competition for quality homes priced in line with the market.

As the year comes to a close, I want to say a huge thank you to my clients, followers, friends, family, and team for your support throughout the year. 2025 has been a busy one, with $36,326,888 worth of property under contract this calendar year.

I’ve had the privilege of helping upsizers, downsizers, first home buyers, families, professionals, separating couples, investors, and everyday buyers and sellers achieve their property goals.

It’s been a year of rewarding listings, late nights, long hours, countless phone calls, negotiations, emotions, gratitude, positive deals, stress, occasional conflict, happy tears and yes, even some abuse haha - but never a dull day! I feel incredibly grateful (and lucky) to work in an industry I genuinely enjoy, even though it certainly comes with its challenges I love what I do.
