The highest appraisal isn’t always the best advice. Often it’s just a way to get you to sign on the dotted line.

When you’re choosing an agent, don’t just ask “How much can you get me?”

Ask them to show you the evidence, explain the strategy and tell you how they plan to get you there.

The number on your sold sticker isn’t always the number that matters most.

Too many sellers become fixated on achieving the highest possible sale price, without considering what they’re buying next.

If you’re upsizing, a softer market can actually work in your favour. Yes, you might sell for a little less than you could have a year or two ago—but if the home you’re buying has also come back in price, your overall changeover cost could be significantly lower.

That’s why I always encourage my clients to look at the bigger picture, not just the headline sale price.
