Five matters worth understanding in the 2026–27 Federal Budget.

1️⃣These reforms will outlive an election cycle. Every major Australian tax review of the past fifty years has recommended limiting negative gearing and the CGT discount. This is the first Budget to act.

2️⃣ New builds now suit owner-occupier resale, not investor resale. The benefits transfer to the first owner only.

3️⃣ The 30% minimum tax on discretionary trust income, commencing 1 July 2028, is the line in the Budget least discussed in the press. Fixed trusts and unit trusts are exempt.

4️⃣ The 50% capital gains tax discount is already preserved on gains accrued before 1 July 2027. Automatically. There is no need to sell to “lock it in.”

5️⃣ An established listing today is a different asset to yesterday’s. From 7:30pm AEST on 12 May 2026, investor purchasers can no longer use negative gearing to underwrite an established-property purchase.
