Last nightโ€™s Federal Budget delivered major changes to the property market.

Hereโ€™s the short version:

Negative Gearing
Existing investors are protected. If you owned your property before 12 May 2026, nothing changes for you. But any investment property purchased after budget night will only qualify for negative gearing if itโ€™s a newly built property -from 1 July 2027.

Capital Gains Tax
The 50% CGT discount stays until 30 June 2027. From 1 July 2027, itโ€™s replaced with a cost-base indexation method - meaning lower gains pay less, but larger gains above inflation will cost more.

What does this mean for the market?

A lot of investors will be reviewing their portfolios right now. Which means we could see more investment stock hit the market over the next 12โ€“24 months.

And as always, the sellers who move before the competition arrives tend to be the ones in the strongest position.
