🚨 VICTORIA PROPERTY LAW CHANGES — FROM 1 OCTOBER 2026

Here’s what every homeowner, buyer and real estate agent needs to know about the new residential property sale laws coming into effect.

🏡 Reserve prices will become public
For auctions and fixed-date sales held from 16 October 2026, the seller’s reserve must be published at least 7 days before the sale. Once published, advertising must be updated to show that reserve as a single dollar figure.

📄 The Statement of Information is changing
The current Statement of Information will be replaced by a new Property Price Statement (PPS), with more detailed information about the property and comparable sales. It must also be displayed prominently on online advertising.

🔎 Comparable sales are getting stricter
Agents must use the 3 most comparable properties available. If only 1 or 2 qualifying comparable sales exist, those must now be taken into account and disclosed.

💰 Sold prices must be disclosed
Once a property sale becomes unconditional, the sold price generally must be added to the Property Price Statement within 7 days and the statement kept publicly available online for at least 18 months, subject to limited exemptions.

⚠️ Big changes for the industry. Big changes for sellers.

Two offices merging. Seven offices the goal. One big ambition for Melbourne's west.

Robert Krnjeta is returning to Werribee to lead Harcourts Real Estate Australia TWG – The Western Group – a new business born from the merger of Harcourts' Melton and Werribee offices.

Robert leads the group alongside his brother Petar Krnjeta, Rick O'Halloran, Reece Beckley, Martin Mintoff and Mark Mintoff.

The vision isn't just about footprint – it's about culture.

"I want to be able to give those same opportunities to other people," Robert said. "We want to build a group that people don't want to leave."

Harcourts Victoria CEO Adam Fiteni backed the move: "The vision isn't simply about opening more offices. It's about bringing people together, creating opportunities and building a culture where people want to be part of it."

TWG's expansion plan targets seven offices across the west, with the merged platform aligning marketing, systems and training to bring other Harcourts businesses into the fold.
