I’ve been absolutely flat out today! On the phone, collecting client details, crunching numbers, answering questions, mapping out plans…

And I had FOUR brand new enquiries today alone 🤯👏

This is exactly what makes me buzz 🥳

Because behind every enquiry is someone excited, nervous, hopeful, curious or finally ready to make moves with their home goals and I genuinely love being the person helping guide them through it all.

One thing clients keep saying to me is how much they appreciate that I:

Finance pre-approval!

One thing I’m noticing a lot lately is people finding a house they LOVE, wanting to put an offer in immediately, but they haven’t run their numbers yet and don’t actually know:
❓️ What they can comfortably offer
❓️ What their borrowing power is
❓️ Or whether they’d be approved

Cue panic 😅

Now technically you don’t need pre-approval to make an offer.

BUT…

When homes are moving quickly and sellers have multiple interested buyers, offers backed by finance pre-approval are naturally looking much stronger 👏

And unfortunately, buyers without it can end up getting overlooked.

It's my Birthday today 🥳

And honestly, just feeling really grateful.

For my family, good people around me, plenty of laughs and for all the support I’ve had since starting this journey !!!

One thing I’ve genuinely loved is getting to meet and help so many locals along the way, and hearing all the exciting plans people have for their homes, families and future.

It’s pretty cool being part of that 👏

Anyway… I’ll be spending today eating way too much, replying “thank youuu” to everyone and pretending calories don’t count on birthdays 😅🎂
