Trying to get into property shouldn’t cost you $15,000 just to be told what to do.

I’m seeing people spend thousands on Airbnb courses.

Some spend significantly more getting help to start.

And then they’re still left with the hardest part…

Finding the property.

Getting approval.

Running the numbers.

Furnishing it.

Setting it up.

Launching it.

Actually making it work.

So I’ve decided to do something different.

Every month, I’m going to choose ONE person and help build their first Airbnb with them.

I’ll help:

Find the property.
Analyse the numbers.
Help secure the lease.
Get the property furnished.
Set up the Airbnb.
Launch the business.

And I’m going to document the entire journey publicly.

The wins.

The mistakes.

The problems.

The numbers.

Everything.

And the goal is to get them into an operating short-term rental business for less than what some people are paying just to watch a $15,000 course.

I don’t think people need more information.

They need ex*****on.

I own 45 properties in Australia… and I’m questioning whether it’s worth owning any more. 🇦🇺

Most people are taught one strategy:

Buy property.
Hold it.
Wait.
Repeat.

But nobody talks enough about what happens when the portfolio gets bigger.

More debt.

More repayments.

More rates.

More maintenance.

More land tax.

More money constantly tied up.

And eventually, you have to ask a different question:

Is the asset actually creating freedom… or just increasing your net worth on paper?

That’s why my thinking has changed.

I still own property.

But I also run short-term rentals and Airbnbs where I’m focused heavily on cashflow now, not just potential growth later.

And next month, I’m aiming to push that business to $200,000 in monthly revenue.

That has completely changed the way I look at an asset.

Now I ask:

Cashflow → Capital required → Return → Scalability → Freedom

Because owning more property isn’t automatically the goal.

Owning assets that actually pay you, scale and give you options is.

After 45 properties, my strategy is evolving.

10 things I’ve learnt as an Australian living in Spain 🇦🇺🇪🇸

1. Everything is in Spanish.
2. It’s colder than you think.
3. Parking with 30cm either side is completely normal.
4. Don’t expect everyone to speak English — you adapt.
5. Mail can mean finding your local post office yourself.
6. Ordering meat can feel like a gamble.
7. Everyone walks. Being unfit gets exposed quickly.
8. Coffee at 10pm is normal.
9. Dinner at 9–10pm is normal.
10. Australian urgency means absolutely nothing here 😂

The bigger lesson?

I never wanted my income tied to where I physically lived.

That’s why I built around property cashflow.

Buy property.
Increase the income.
Convert suitable properties to Airbnb.
Or use rent-to-rent when the numbers and approvals work.

Now I can operate from Spain, Dubai or Australia.

Sometimes you don’t need another strategy. You need someone outside your situation to help you see clearly.

I spoke to a guy who had just lost $1 million in a business.

He had multiple options in front of him.

But he was stuck.

And I completely understood why.

When you’re inside the grind every day, everything feels bigger.

Every decision feels permanent.

Every risk feels like it could be another mistake.

So I jumped on the phone with him and asked one simple question:

What’s actually the worst that can happen?

You try something.

It doesn’t work.

You learn.

You pivot.

And in many cases, you can go back to what you were already doing anyway.

We have this belief that successful people always know their next move.

They don’t.

Sometimes they’re just willing to make the next decision without knowing exactly where it leads.

That’s why mentors, friends and people outside your immediate situation can be so valuable.

They aren’t carrying the emotion you are.

They can see options you can’t.

If you’re feeling stuck right now, that’s normal.

But don’t confuse being uncertain with being unable to move.

Make the call.

Ask for help.

Take the next step.

You don’t need to see the entire staircase.

You just need to stop standing still.

I realised I couldn’t do the same thing for another 50 years.

Even with a high-income skill.

Even running my own business.

I was still trading my time for money.

Turn up.

Perform.

Get paid.

Repeat.

We’re taught to find a skill, become great at it and do it for the rest of our lives.

That wasn’t the life I wanted.

Then I went through one of the hardest periods of my career.

Major media attention and stories about me that I strongly disputed at the time forced me to completely rethink my future.

At first, it felt like everything was going wrong.

Looking back?

It forced me to level up.

I asked myself:

What can I build that produces cashflow without requiring me to physically be there every day?

I already owned 45 properties.

I understood property.

I understood creating spaces people would pay to use.

So I went all in on Airbnb.

Not because it’s easy.

Running any business isn’t.

But because I could build systems around physical assets producing revenue whether I was in Australia, Dubai or travelling somewhere else.

That was the missing piece.

Cashflow + location freedom + control.

Something physical that people will continue to need even as technology and AI change how we work.

Today, I can operate my short-term rental business from almost anywhere.

And ironically, one of the biggest problems of my life pushed me towards the business model that gave me the freedom I was looking for.

Sometimes the thing forcing you out of your comfort zone is exactly what forces you into your next level.

Taking that first step is still the hardest part.
