Acreage sales and the sales to active listings ratio shoot up as sellers who find success seem to be adjusting to today’s pricing reality. 💰📉

July Market Update ☀️

While July is usually a sluggish month in the real estate market, acreage sales improved from 23 in June to 35 in July. Sellers who are successfully moving their properties seem to be coming to the realization of the price it takes to sell in today’s market, with successful sales averaging 91% of their original asking price, compared to 94% last month. This suggests sellers are adjusting to current market conditions and pricing more realistically.

Year over year, there were 27 sales in June and 26 sales in July last year, for a total of 53 sales, compared to 58 sales during the first two months of summer this year.

From the Fraser Valley Real Estate Board, across all property types:

“Improving affordability continues to outpace buyer demand.

Fraser Valley home prices continued to edge downward in July, with the composite benchmark price down 0.8 per cent from June and down seven per cent year over year. Despite improving affordability, buyers remained cautious, keeping sales well below typical seasonal levels.”
