The first thing I often look at with buyers when viewing a prospective home: ground water management. ANY basement will leak with enough water up against it. Manage your rainwater! If a home has had basement water damage in the past, that's not necessarily a reason to walk away. What happened? When did it happen? Why did it happen? Was a proper solution put into place?

Call me to see homes 6478685443, it's my favourite part of the job.

Working with the listing agent versus a dedicated buyer rep. There are people out there who feel their best shot at a "deal" on a property is through the listing agent. True? I would say typically the opposite is true. Let me know what you think.

This closing was a long while coming, with a surprise water pipe burst during the final walk through the day before closing. Through persistence by the buyers and myself, it seems the management company is coming good on the issue which was caused by improper winterization of the home. We managed to delay closing mutually with the bank performing the power of sale, and the buyers won't be put out by the issue. Congrats guys, I'll be seeing you soon on the back patio!!!!!!!!!
