Closing costs — the part no one really talks about until you’re almost at the finish line.

If you’re buying in Alberta, here’s what you should be prepared for:

• Legal fees & disbursements — typically $1,500–$2,500 depending on the purchase
• Title insurance — usually a few hundred dollars, often required by your lender
• Home inspection — optional, but highly recommended (~$400–$700)
• Property tax adjustments — reimbursing the seller for any prepaid taxes
• Mortgage costs — appraisal fees or CMHC insurance (if less than 20% down)

Unlike some other provinces, Alberta doesn’t have a land transfer tax, which can make a big difference in your upfront costs.

A good rule of thumb? Budget 1.5%–3% of the purchase price to be safe.

Knowing these numbers ahead of time makes the entire process feel a lot more manageable — and a lot less stressful.
