When you are buying a home, the finishes are honestly the easy part.
New floors can be installed. Paint can be changed overnight. A dated kitchen can be renovated. A bathroom can be transformed. Those things are all fixable with time and budget.
What you cannot change is the lot. The orientation of the home and how much natural light it gets. The noise from a nearby road you did not notice during your Saturday afternoon showing. The neighbours. The street. The direction the neighbourhood is heading in five or ten years.
These are the things I always encourage buyers to look at carefully before they fall in love with the backsplash or the staging.
Ask yourself - if all the furniture was gone and the walls were white, would I still want to live here? If the answer is yes, you are probably looking at the right home. If the answer is less certain, it is worth slowing down and thinking about why.
The bones and the location are what you are really buying. Everything else is just decoration.
